Small buildings on the east side
Service, maintenance and replacement planning for Fort Myers retail units, offices, clinics and light industrial buildings.
Packaged units, splits and the room at the back
Most buildings along this corridor run on packaged units or a handful of splits fitted at different times. The first visit records what is actually there — model, size, age, refrigerant and condition — so the next call is a repair rather than an investigation.
Faults are measured and priced in writing. Where a unit is finished we say so and show what replacing it involves.
Who calls us
- Retail and trade countersDoors open to the car park in 90 per cent humidity, and a floor that still has to feel dry.
- Offices and clinicsSteady conditions, quiet equipment, and a server cupboard that runs warm all year.
- Food and hospitalityHeavy extraction and a dining room that goes negative every time the door opens.
- Light industrial and storageVentilation, spot cooling and an office at the front with a completely different load.
Before the wet season, not during it
Coils rinsed, drains cleared and float switches tested before the rain starts; filters on an interval the site sets; electrical connections checked while they are still in tolerance.
Written up per unit, so replacement gets planned in the shoulder months instead of forced in August.
When the door is hard to open
- Extraction without replacementKitchen and toilet extract pulls air out; something has to replace it, and if nothing does the building pulls humid outdoor air through every gap.
- Doors and comfortA negative building is draughty at the entrance and damp at the back. Both are symptoms of the same thing.
- What we measureAirflow and pressure, before and after, so the change is demonstrated rather than claimed.
- What we will not doReduce ventilation below what an occupied building needs in order to fix a pressure reading.
